Liked: Nothing, possible the pool.

Disliked: The place is a fraud. It's located on number 18 in street 400 and not number 30 in street 392 as you get by Booking confirmation. The room was disgusting, dirty toilet brush in the sink, the sheets were yellowish and the room had a foul smell. We immediately wanted our money back which was refused. The staff is really unfriendly and yelled at us claiming we can't get our money back because we paid online. We had to book another hotel as the beds were so disgusting I didn't want to sleep a single night there. On the way out the taxidriver told us the place has been sold to Chinese property developers and will be pulled down. Until then they try to scam as many people as possible. I urge Booking.com to refund me the total amount and ban them on their site. Be aware that "Sky Villa" is the same place.

Liked: Scam here, just check on google and booking the fake reviews to realize that this place is no longer what it pretends to be. Hopefully a friend living here warned us about this place before we come to avoid the worst stay and we booked somewhere else, even if we try to get our money back it was obviously impossible. Hopefully this review will help you not to waste money!

Liked: Good villa with nice pool. I wish to stay longer. Check in is very easy and the staff take care of all your needs. Room was clean with good view. Is very calm in room, no road noise.

Disliked: First they give me a room without balcony but hopefully when I requested they upgraded me.

Disliked: Difficulté à trouver l'hôtel, car celui-ci s'appele en réalité SkyVilla avec deux adresses différentes. Une fois arrivés, pour une raison inconnue, ils nous ont changé d'hôtel et nous ont emmenés au Real Hope Condo. Nous n'avons donc pas dormi à l'hôtel réservé. Globalement, la chambre et la douche étaient sales, il n'y avait pas d'eau chaude, la fenêtre ne fermait pas, la lumière de la douche était cassée et le lieu était bruyant. Franchement déçus

They have created a fake listing with a completely different name and address to trick travelers because their real property, SkyVilla, is infamous for its horrific reputation. The place they advertise DOES NOT EXIST. When you arrive, you are forced into a disgusting, bait-and-switch trap.The conditions of the property are entirely unacceptable, neglected, and unhygienic:The Bedding is Extremely Dirty: The mattress provided is covered in large, noticeable stains and deep grime. The linens and pillows appear unwashed and completely unsanitary.Severe Mold and Moisture: The walls show significant water damage, dampness, and visible mold growth. The entire room has a strong, suffocating odor of humidity and mildew.neglected and Broken Facilities: The furniture is covered in dust and stains, and the window areas are caked in dirt. In the bathroom, the facilities are poorly maintained, and the toilet base is cracked, causing water to leak onto the floor.I refused to stay in this room and checked out immediately. Despite the clear misrepresentation and poor conditions, the hotel refused to issue a refund. Furthermore, customer support through Agoda failed to resolve the situation, siding with the property and refusing to return my money for this clear deception.This business is actively misleading travelers by hiding under a new name and false location. Save your money, your health, and your time. Do not book this place or any newly created listings in this area. It is a total fraud!

Liked: The location is good. The design is very pleasant. The place has indeed potential. The price is fair, provided they really give you the room you booked. It's a pity the management is so awful.

Disliked: First, a fake address is provided through Booking. When you arrive to the wrong place and contact them, they give you the real one, 200m away. Why? Probably to restart the listing after negative reviews, I can't think of other reason. But if you have no phone/internet connection in front of the fake address door... good luck finding the place. When I finally arrived I was told my booking was for a room with shared bathroom. The room was tiny, has a "window" to the inner corridor of the house and the tobacco stench was unbearable. I checked what I booked and it was a much larger room with enclosed bathroom, when I complained they gave me the room I booked. The 'views' were to a wall 1m away, with tiny garden with just one plant - but at least the room was the right one. The place needs re-painting but it's not yet terrible.

Liked: Stayed here for a few nights and honestly had a good experience. The apartment was comfortable and had enough space to relax instead of feeling like a small hotel room. Everything was clean and the check-in was straightforward. The pool was definitely a nice bonus, especially with the Phnom Penh heat. We used it a couple of times in the afternoon and it was a good place to cool down and relax. The area was convenient and getting around with Grab was easy. There are also shops and places to eat nearby.

Disliked: Overall, not a luxury hotel experience, but for the price, comfort and facilities, I think it was a really good option. Would stay again.
